  • Overview

    Under general supervision of the Director of Operations, the Maintenance Technician is responsible for the installation, repair, and maintenance of the plumbing equipment system, as well as painting various rooms, assets and equipment along with routine preventive maintenance throughout the facility. Flexible work schedule required.

     

    This position will be located at the Berglund Center. The complex includes a 10,600 seat coliseum, a 2,148 seat performing arts theatre, a 46,000 square feet convention space, and a 17,000 square feet exhibit hall.  The venue is home to the Roanoke Rail Yard Dawgs of the Southern Professional Hockey League and the Virginia Iron Horses of the newly formed National Gridiron League.  The venue hosts a variety of events including  sporting events, concerts, Broadway plays, conventions, banquets, trade shows, family shows and recitals.For more information, please visit: https://www.theberglundcenter.com/

    Responsibilities

    • Repair, install, and replace plumbing equipment and appliances using necessary hand tools and testing instruments.
    • Inspect and test pipes and plumbing equipment.
    • Isolate defects using suitable testing instruments.
    • Assist in preventive maintenance of facility plumbing through utilization of PM software.
    • Replace defective equipment parts such as valves, pipes, connections, etc.
    • Report discrepancies or necessary follow-ups to supervisor.
    • Perform and/or manage the installations and break downs of plumbing services for events.
    • Perform duties and responsibilities with view toward department goals and energy conservation.
    • Read and interpret blueprints, specifications, shop drawings, schematic manufacturer’s specifications and other reference materials to determine appropriate job requirements and procedures.
    • Prepare and submit requisitions for materials required to complete assigned tasks.
    • Plan work to ensure cost effective use of labor and materials.
    • As required, estimate materials needed and record time and materials expended on each work order.
    • Be able to paint with precision.
    • Perform duties with consideration toward greening/energy efficiency, environmental impact, and cost savings.
    • Take active role in working with the City of Roanoke to achieve goals of the capital maintenance program.
    • Operate equipment used in the maintenance of conventions facilities such as forklifts, floor scrubbers, scissor lifts, and other maintenance equipment, if needed.
    • Establish and maintain cooperative-working relationships with those contacted in the course of work.
    • Communicate clearly and concisely, both orally and in writing.
    • Document repairs, tests, inspections, PM, and relative work in Micromain.

     

     

     

     

     

    Qualifications

    Knowledge Of:

    • Plumbing codes pertaining to the maintenance and installation of plumbing systems.
    • Proper use and maintenance of hand and power tools related to job functions.
    • Operational characteristics, services and activities of plumbing maintenance programs.
    • Repair and maintenance in various other maintenance related functions including plumbing, painting, trades and grounds keeping.
    • Relevant federal, state, and local regulations.
    • Customer Service practices.
    • Fire codes and ADA regulations as they relate to public assembly facilities.

     

    Ability To:

    • Work effectively in a service oriented environment subject to frequently changing priorities.
    • Work effectively under pressure in meeting deadlines.
    • Work with minimal supervision.
    • Analyze job related challenges, identify alternative solutions, project consequences of proposed actions and implement recommendations in support of organizational objectives.
    • Perform other general maintenance related tasks including plumbing, painting, trades and grounds keeping.
    • Communicate clearly and concisely in the English language, both orally and in writing.
    • Establish and maintain effective working relationships with staff, contractors and facility users.
    • Supervise part time maintenance labor to complete tasks and projects.
    • Work a flexible schedule including early mornings, days, evenings, overnight, weekends, holidays, extended (long) work days and extended numbers of days.

     

    Experience:

    • Must be at least 18 years of age.
    • Minimum of three (3) years of related experience, preferably with an arena, convention center, hotel or other similar public assembly facility.

     

    Education / Training:

    • High school diploma or equivalent GED required.

     

    Licenses or Certificates:

    • Plumbing license.
    • Must have earned valid forklift certification .
    • Must have earned a valid driver’s license.

    Intellectual/Social demands:

    • While performing the essential duties of this job, the employee is continuously asked to multi-task under time limits. Position requires constant attention to precise details and accuracy of specified standards including: following simple to complex (more than 3 steps) instructions, and concentration which frequently extends beyond 30 minutes at a time. Employees in this role will constantly be in leadership role; this requires directing others either verbally or in writing to complete tasks in prescribed time frame. This position also requires constant use of interpersonal skills including: ability to direct/motivate/inform staff and foster collaboration, being able to recognize and resolve conflicts, being able to openly communicate in writing and verbally with clients.

    Physical demands:

    • While performing the essential functions of the job, the employee constantly communicates with others and exchanges accurate information; occasionally lifts, moves and places facility equipment or objects; occasionally operates a forklift; constantly moves about the facilities to make electrical repairs; constantly reads and interprets blueprints; constantly operates cleaning devices…….before/during/after events.

    Work environment:

    • The essential duties of this position are performed both indoors and outdoors in the weather conditions prevalent at the time. The noise level in the work environments is usually moderate to loud to during events and when operating equipment and minimal during non-events and when not operating equipment.
